The entire house arrives at your site as a comprehensive «Kit of Parts»—numbered, precision-engineered components that are fully prepared for rapid, 100% «dry» assembly.


Structure | 50–300 years
The structural framework is the fundamental foundation of the building, engineered for up to a century of flawless performance. This base layer includes reliable screw piles, massive CLT wall panels, and robust GLT portal frames. These elements bear all the loads, providing the asset with absolute spatial rigidity and high seismic resilience.
The key advantage of our framework is the uncompromising precision of factory prefabrication. Components are milled on CNC machines with millimeter exactness, completely eliminating the need for on-site material modifications. Because of this, erecting the timber skeleton becomes a rapid process of clean «dry» assembly that takes as little as a single day.
Skin | 20–50 years
The protective envelope functions as the building's «clothing,» taking the frontline impact of the elements while defining its architectural identity. This layer comprises ventilated facade systems, durable roofing materials, energy-efficient insulation, and premium glazing. Its primary mission is to create an airtight thermal envelope, guaranteeing that the timber structural core is completely shielded from moisture, wind, UV radiation, and extreme temperature fluctuations.
Much like the structural framework, the facade and roofing components arrive on-site as a pre-engineered «Kit of Parts». This unlocks absolute architectural freedom: you can select exterior finishes that seamlessly integrate the project into a pristine nature reserve or a dense urban environment. The installation of the envelope also entirely eliminates «wet» construction processes, allowing crews to seal the thermal perimeter in record time and immediately transition to interior fit-outs.


Space Plan | 5–30 years
The space plan is the building's internal functional layout, defining both the user experience and the spatial flow. Designed for renewal every 5 to 30 years, this layer comprises non-load-bearing interior partitions, internal doors, and staircases. It is here that comfortable ergonomics are established, efficiently dividing the overall footprint into private living, working, or communal zones.
The defining engineering feature of this layer is its complete independence from the primary structural core. Because these interior walls do not bear the weight of the roof or floor decks, adding or removing them has zero impact on the building's structural integrity. They are assembled using prefabricated, acoustically insulated panels via clean «dry» construction methods, enabling lightning-fast interior fit-outs the moment the exterior envelope is sealed.
Services | 7–15 years
Building services act as the «nervous and circulatory system» of the asset, ensuring its daily operational vitality, safety, and occupant comfort. This high-tech layer includes water supply, heating, ventilation (HVAC), electrical wiring, and advanced automation systems equipped with smart sensors. The lifecycle of this layer spans 7 to 15 years, reflecting the rapid global evolution of energy efficiency, climate control, and automation technologies.
Unlike traditional construction, where pipes and cables are permanently encased in concrete or buried behind solid plaster, the CLT-Light system embraces a design of accessible integration. All engineering networks and main lines are routed through pre-engineered utility channels and technological cavities. Connecting the fully assembled building to site utilities operates on a «Plug & Play» principle—maximizing speed and cleanliness while entirely eliminating the need for invasive wall chasing.


Stuff | Months to several years
The «Stuff» layer is the most dynamic and tactile component of the building—the interface your guests and tenants interact with directly. This layer encompasses soft and cabinet furniture, household appliances, sanitary ware, lighting fixtures, and decor. It inherently has the shortest lifespan, depreciating physically and becoming aesthetically outdated the fastest due to intensive daily use and evolving interior design trends.
Within our architectural framework, the interior fit-out strictly adheres to the «Kit of Parts» philosophy. All furniture and appliances are integrated into the space without rigid, irreversible attachments to the structural walls or floor decks. The interior is engineered so that any element—from a worn-out mattress to a modular kitchen unit—can be effortlessly swapped out for a new one without the need for construction tools or causing damage to the surrounding finishes.
